Terms & Conditions
Château de Belet is operated by SAS Veritatis (SIRET 888 524 246 00020), which contracts and invoices all reservations and services. The property is owned by SCI Daedalus. These terms are governed by French law. Nothing in them excludes any liability that cannot lawfully be excluded, including for death or personal injury caused by fault or negligence.
Scope. These terms govern chambre d’hôtes (bed & breakfast) bookings at Château de Belet. Exclusive-use / whole-property rentals ("privatisation") are governed by a separate written rental agreement with its own terms and conditions; where such a rental is booked, that agreement prevails over these terms in the event of any conflict. The Cancellation & Refund clauses below identify which rules apply to which type of booking.
Nature of the château — a chambre d’hôtes, not a hotel or restaurant
Château de Belet operates as a chambre d’hôtes authorised by the préfecture, offering guest accommodation, breakfast and table d’hôtes (a single shared menu served to our overnight guests under our own authorisation). It is not a hotel or a restaurant. Certain additional experiences (private chef meals, wellness/massage, activities, tours and similar) are delivered by independent, qualified third-party professionals who are not employees of SAS Veritatis and who carry their own registration (SIRET), insurance and professional liability.
Additional charges
Certain charges are additional to the nightly accommodation rate and are due in their own right, separately from the room. These include the third-occupant supplement, private experiences (private chef, wellness, activities, tours), pet fees and corkage. Each such charge, once confirmed or applicable, is not absorbed into the room rate and is not waived or refunded on the basis that the underlying arrangement (a cot, a booked service, and so on) is unused. These additional charges are non-refundable where the Guest cancels, and are refunded in full only where we cancel or under force majeure, on the same basis as the accommodation itself. The specific clauses below apply this principle to each charge.
Services & experiences
Breakfast and table d’hôtes are provided by the château under its own authorisation. Other private experiences are arranged by SAS Veritatis on the Guest’s behalf and delivered by independent professionals: for these, SAS Veritatis is responsible for selecting and approving each professional with reasonable care and for the premises on which the experience takes place, but does not itself perform the service and is not liable for the manner, quality or safety of the professional’s own performance, which remains the responsibility of that professional. Because we engage and become liable to the independent professional once you confirm, any requested experience, once confirmed, is due and payable whether or not it is taken, and is non-refundable if you, the Guest, cancel; the agreed fee may be charged to the payment method on file. Experiences are normally pre-paid to validate the booking; where a confirmed experience is not pre-paid, the fee remains due on confirmation. The statutory withdrawal right does not apply to leisure and accommodation services supplied on a specified date (article L. 221-28, 12° du Code de la consommation). If we cannot provide a confirmed service, or if we cancel your stay (including on sale or loss of the right to operate, or under force majeure), we refund the experience in full or, at your option, offer a substitute of equivalent value.
Check-in / check-out / quiet hours
Check-in 4–7 PM; check-out 11 AM; quiet hours 10 PM–7 AM. Late arrival or departure by prior arrangement only.
No smoking
Smoking of any kind is strictly prohibited throughout the château and grounds. Breach incurs a cleaning and remediation charge and may result in immediate termination of the stay without refund.
Room occupancy, age & group composition
Each room accommodates a maximum of two (2) or three (3) guests, as stated in the room description. In a three-occupancy room, no more than two (2) adults may be accommodated, and the third occupant must be a child or teenager under eighteen (18) years of age. Any person aged eighteen (18) years or over is considered an adult and must reserve a separate bedroom at the applicable room rate. Three adults may not share a room under any circumstances; two separate bedrooms are required.
A third-occupant supplement of €40 per night applies for a qualifying third occupant (a child under 18) in a three-occupancy room. This supplement is an additional charge for the third person occupying the room; it is not a cot-hire fee. It therefore applies whether or not the cot is used and regardless of which bed the child uses, and is not waived or refunded if the additional sleeping arrangement is unused. No exceptions.
For groups travelling together, children under eleven (11), or more than three (3) children in total, require prior management approval.
Bookings that exceed a room’s maximum occupancy or misrepresent the number, age or composition of the travelling party may be declined or terminated on arrival without refund, subject to any rights that cannot lawfully be excluded under French law.
Supervision of children
Children must be supervised by a responsible adult at all times, in all areas of the château and grounds, including the pool, gardens and any areas where wild animals may be present.
Outside food & beverages — corkage
We provide and offer food and beverages, arranged in advance of arrival, as part of our chambre d’hôtes service. We reserve the right to apply a corkage or service charge, at our published rate, to any food or beverage brought onto the premises from outside for consumption, in accordance with our chambre d’hôtes licensing and food-safety obligations. This does not apply to infant food or to medically necessary items, which guests may bring as required. Where outside food or beverage is brought without our prior agreement, the applicable corkage or service charge is due.
First aid
A basic first aid kit is available on-site for minor needs. Guests are responsible for their own and their party’s health and safety and should bring any personal medication they may require.
Allergies & dietary requirements
Guests must disclose any allergies or dietary requirements in advance of any meal or experience. For food prepared and served by the château under its own authorisation — breakfast and table d’hôtes — our kitchen handles common allergens (including nuts, gluten, dairy, eggs, shellfish and others) and cross-contact is possible; we cannot guarantee any food, dish or environment is free from any allergen, and we accommodate disclosed requirements only where we reasonably can. Table d’hôtes is a single shared menu; we are not obliged to provide an alternative menu on request. Where a meal is instead prepared by an independent third-party chef or caterer, that professional is the responsible food-safety operator for what they prepare and serve; SAS Veritatis facilitates the communication of your disclosed requirements but does not warrant their food. We are not liable for any reaction, allergy or injury arising from a guest’s failure to disclose, from the guest’s own acts or omissions, or from the performance of an independent third-party professional. Nothing here excludes liability for personal injury caused by our own fault or negligence.
Privacy & housekeeping
In respect of your privacy, we do not enter your room during your stay. For stays of 4+ nights, we will arrange a convenient time to refresh towels, remove trash and similar.
Pets — ours and yours
Domestic animals are kept on the property; guests are notified accordingly. Guest pets are welcome; a daily fee applies as an additional charge. Guests are responsible for their pets at all times, must clean up after any accident (supplies are in the laundry room), and are liable for any damage or disturbance caused.
Rural setting & wildlife
The château is set in open countryside. Wild animals, some potentially dangerous, may be present in the grounds and surrounding area. Guests acknowledge the rural environment and are responsible for their own conduct in the grounds. This notice is informational and does not limit any liability that cannot lawfully be excluded.
Swimming pool — unsupervised
The swimming pool is fitted with a safety device compliant with French law (Loi n° 2003-9 du 3 janvier 2003; article L. 128-1 et seq. Code de la construction et de l’habitation). The pool is not supervised at any time. Use is entirely at the user’s own risk, and the safety device must be kept engaged when the pool is not in use. This does not exclude liability for personal injury caused by our fault or negligence.
Fire safety & security
Open flames (candles, fireplaces, BBQs) are permitted only in the containers and areas supplied, with spark screens, and must be fully extinguished after use. Fire extinguishers are provided in each salon, bedroom, the barn and common areas, which are fitted with smoke detectors. CCTV operates in common and exterior areas only, for security, in compliance with applicable data-protection law; notice is displayed on-site.
Care of the property, damage & charges
Guests must handle the château’s furnishings and fixtures with care. Damage, loss or excessive soiling is charged at full repair or replacement cost. Our insurance is maintained on a replacement-value basis. Where we claim on our own insurance, the Guest reimburses any shortfall not met by the insurer — including the policy excess (franchise) and any amount the insurer refuses — supported by the claim documentation. Where damage is identified in your room or elsewhere on the premises, including after check-out, it is recorded on the booking folio with details and the Guest is notified with an itemised record; we produce a priced damage facture and the repair or replacement cost is charged to the payment method on file or, for exclusive-use rentals, against the damage pre-authorisation. By accepting these terms at booking, the Guest authorises such charges. Charges are limited to documented amounts and are invoiced at full replacement cost. Guests are fully responsible for the conduct of their visitors, guests and hired services, and for any resulting damage, loss or disturbance.
Liability & indemnity
To the fullest extent permitted by law, SAS Veritatis, SCI Daedalus and their owners, directors, heirs, operators and staff are not liable for the Guest’s or their party’s own acts, omissions or negligence, or for loss or damage to the Guest’s property. Guests, their visitors and hired staff indemnify and hold harmless the foregoing against any and all claims, losses, damage, costs or expenses (including reasonable legal costs) arising from the acts, omissions or negligence of the Guest or the Guest’s party, or from any breach of these terms. This indemnity does not extend to liability arising from our own fault or negligence, or any liability that cannot lawfully be excluded under French law.
Registered guests, visitors & vendor access
Only registered guests, their pre-approved visitors and château-approved vendors are permitted on the premises. Unauthorised persons may be required to leave.
Commercial use
Any commercial use of the property or services requires a separate written contract with the château.
Private rentals, events & catering
Private rentals, exclusive-use bookings, events, celebrations and catering are subject to additional terms, a separate intake form and a written rental or event agreement, together with applicable fees, deposits and insurance requirements. Those additional terms form part of the contract for such bookings and prevail over these terms in the event of any conflict. A valid insurance certificate and/or holiday-rental insurance policy is required on file prior to arrival.
Third-party vendors & professionals
All third-party professionals and vendors (chefs, wellness practitioners, planners, entertainment, equipment hire and similar) are independent contractors, not employees, and must be pre-approved and provide, before the event, valid liability insurance, a SIRET registration and TVA/VAT documentation. A professional or vendor who arrives without compliant documentation may be refused access, with no refund of the affected booking and no liability to SAS Veritatis or SCI Daedalus. Each operates under their own terms and is responsible for the manner and safety of their own performance. The Guest is responsible for their conduct on the premises.
Records
SAS Veritatis maintains records of bookings, cancellations and incidents for the management of reservations and the establishment, exercise or defence of legal claims, in accordance with applicable data-protection law.
Cancellation & Refund Policy
The following clauses are numbered 1 to 8. References elsewhere in these terms to a numbered clause (for example, "under clause 5" or "clauses 1 to 6") are to the clauses in this section.
1. Chambre d’hôtes (B&B)
Free cancellation up to 8 days before arrival, with full refund. Bookings made within 8 days of arrival, and cancellations within 8 days of arrival, are payable in full and non-refundable, except (a) where a refund is required by law, (b) in cases of force majeure under clause 5, and (c) where we cancel under clause 4.
2. Privatisation (exclusive use)
Exclusive-use bookings are governed by a separate written rental agreement; this clause summarises the cancellation position and the rental agreement prevails in the event of conflict. A 30% deposit is payable at booking. Free cancellation with full refund, including the deposit, up to 61 days before arrival. From 60 days before arrival the balance falls due, together with a valid liability-insurance certificate. A €1,500 damage deposit is pre-authorised on the payment method at the arrival walk-through (see clause below) and is not charged unless applied to documented damage. Cancellation from 60 days before arrival forfeits sums paid, except (a) where a refund is required by law, (b) under force majeure per clause 5, and (c) where we cancel under clause 4. Photo ID is required at check-in.
3. Private experiences (private chef, wellness, activities, tours)
Booked for a set date. Once confirmed, the fee is due and payable whether or not the service is taken, and is non-refundable if you, the Guest, cancel — because we engage and become liable to the independent professional on confirmation (article L. 221-28, 12° du Code de la consommation excludes the statutory withdrawal right for such services). The agreed amount may be charged to the payment method on file. This applies regardless of whether the associated accommodation is cancelled. If we cannot provide a confirmed service, or if we cancel your stay under clause 4, or under force majeure per clause 5, we refund it in full or, at your option, offer a substitute of equivalent value.
4. Cancellation by us — change of operation or sale
Château de Belet is operated by SAS Veritatis under an arrangement with the property owner. If the property is sold, or we otherwise lose the right to operate, we may (a) suspend or close availability and decline new bookings beyond a stated date; (b) notify any third-party platform on which the booking was made; and (c) cancel an affected confirmed booking on at least 14 days’ notice.
This clause applies to any and all bookings of any type — chambre d’hôtes and exclusive-use privatisation alike, and to both existing and future bookings. On any such cancellation we refund all sums paid — accommodation, private experiences, additional charges, taxes and any deposit — in full, and release any pre-authorisation. Alternatively, at your option, we will seek to offer a substitute property or alternative dates; our obligation to provide a substitute is limited to the core nightly accommodation rate paid, excluding taxes, taxe de séjour, fees and experiences. Accepting a substitute is at your discretion and does not waive your right to a full refund.
Refunds are initiated within 14 days. Third-party bank or card fees outside our control are not refundable, and we do not control the date your bank credits a refund.
5. Force majeure (article 1218 Code civil)
Neither party is liable for failure or delay caused by an event beyond its reasonable control that could not reasonably have been foreseen or avoided. This clause applies to any and all bookings of any type, existing and future. Where such an event prevents your stay or our performance, we refund in full the sums paid for affected, unperformed services — accommodation, experiences and additional charges — or, by agreement, offer a substitute or credit.
6. Bookings via third-party platforms (OTAs)
For bookings made through a third-party platform, that platform’s cancellation terms govern the cancellation mechanics and may override the timings above. Cancellations and refunds for such bookings must be made through the platform.
7. Nature of advance sums
Sums paid in advance are treated as acompte (a firm part-payment), not as arrhes within the meaning of article 1590 Code civil, so that no double-refund obligation arises on cancellation by us. Refund and forfeiture are governed solely by clauses 1 to 6.
8. Acceptance and delivery of terms
The full terms are provided with the booking confirmation by email and are accepted at booking, whether direct or via an OTA. They are provided again at check-in as part of the guest registration form, by way of reinforcement; this does not postpone your acceptance, which occurs at booking. These terms are governed by French law.
